Unexperienced and looking for advice

I wanted to get some feedback from others that are experienced and can relate to my situation. I am a sophomore in college, taking a semester off from school and have started to get really interested in REI. I started reading books, listening to podcasts, etc. about 6 months ago related to REI and since have only became more intrigued. I am especially interested in purchasing single family rentals and hoping to gradually shift over to multi family as well. This semester off is going to provide ample time for more studying and learning about REI, however, I don't know the best steps going forward to get my feet wet. I have set a goal to have my first property purchased in 2-3 years - so my question to those that are advanced is, what should I be doing over the course of the next year to better understand the business and to get a firm grip on how everything works? Any advice would be appreciated.
