1st rental purchase suggestions

I have $18,000 to invest. I would like to focus on multi family. Build a rental portfolio. I currently am working full time job. Wife is a home maker. Our plan is to purchase multiple properties and have the wife manage. This is our 1st purchase, any suggestions ??

@Garrett Hawk it is not like that maybe .5%-.75% but we do have prop 13 which helps over the long term, however the central valley and Inland Empire are cheaper than the rest of CA
