Looking for help on my current plan.

So I'm currently living on Oahu, Hawaii and the property prices here are super high. Even if they weren't I dont have much money. So after listening to tons of BP podcasts and realizing most of the investors have their license and so does my current mentor, I've decided I'm going to get mine. The plan is to... 1. Become a realtor to build capital for investing and.... 2. Work a buy and hold strategy in multifamily property in Texas and Indiana. I'm mainly posting this one to get more eyes on my plan and see what the BP community can offer as advice.
