Beginning My Endeavors at 17?

Hello everybody,

I'm 17 and my dad has been getting me into finances and real estate investing lately and I feel like I'm pretty far ahead of the curve so far (after watching BP podcasts on the way to school every morning.) Neither of us have done a deal as of yet, but he's already found the capital to do so and he's real close to finally starting. As of now, I'm about to get a job to begin to split money for a car and later on (hopefully before 18) my first investment, a rental property. Since I'll be studying in my home town for college, there's no need to househack but it wouldn't mind it. Point is, how much would I realistically need to save up to acquire my first rental property? Not really looking for a $700k house but something small to start out with, maybe some extra cash to play around with in the future and a little bit of passive income as I study. Overall, I'd really appreciate any and all tips you guys have for me!
