Whats your niche in REI?

Hi! I'm new to REI and trying to understand it from all angles. What are the niches in REI? I can think of directly investing in buy and hold SFR or MF and Apartments, fix and flip, Syndications, Air BNB/short-term rentals, mobile homes/mobile home parks. Anything else i'm not thinking of?

What we do is DIY low-income landlording in SFR and small multifamily. There are immense differences between successfully building and running a B-class turnkey buy-and-hold rental portfolio out of state and doing the same with a C/D-class high-cash-flow/low-appreciation low-income rental portfolio in your own area.
