Lesson Learned - Don’t wait!!!

Well, I learned a lesson this week.  I had been evaluating a property to flip and my analysis was 95% complete.  There were a few minor things I wanted to look at again, not deal breakers, but for various reasons it took me a week to get to them. When I put my offer in I was told that it had gone under contract 2 days prior.

I have said it myself and hear @David Greene and @Brandon Turner say it all the time, “Get it under contract and figure out the rest”.  Well, I lost the opportunity at a good deal because I didn’t take action.  Rest assured, it will not happen again.

Lesson learned,  time to grow and move on.
