How to Rehab a Friend’s House then Sell It?

Hi BP. My friend owns a house that needs a lot of work. Tenants moved out yesterday and they were messy. I want to pay for the rehab and then I want to flip it and we will split the profit. Should I have her add me to the deed? Or what is the best way to get this done please? Thank you.
