Walking away from a motivated seller?

Hi all, i just started out and have gotten some leads and one of the sellers seems really motivated (really nervous for the first call). However the property is in a location where there is not a lot of buyers and population is less than 500 for that neighbourhood, is there an approach of doing such deals or I should just walk away? I know the idea is to help the seller get out of their situation but if I consider this as a business, should I proceed with this? Thanks in advance.
