About to become homeless, but want to fix and flip

I have a terrible situation going on right now. I am in Southern Maryland's Northern Calvert County. I hate it. I came here for a job in 2010 and did the census. This is my mother's house. I paid my dues and maintained the property. Unfortunately my toxic parent moved down here from NYC, where we are all originally from.

Never did I want to ever be under the same roof as her, again. I tried getting back home, but suddenly had tax, credit and debt problems. I am highly organized and plan out everything. My mother was up to her old game and was preventing us, my children and me, from leaving. She is a diagnosed severe narcissistic sociopath.

I tried in vain seeking gap funding or a private money from family, but my mother clouded their heads. I was going to move into flip, begin fixing while acquiring a second flip, then moving into that one, finish the first to sell, and eventually make my way back toward NYC. I have many years experience with houses and landscaping.

My mother has recently moved a guy with a terrible history into the house and he told her to evict us. I guess she has no uses for us anymore. I contribute, he doesn't, but he's the boyfriend and she always puts them first.

I am prepared to become homeless with my family in NYC. We have talked about it. The situation here is making us give it great thought. I have been in contact with Catholic Charities, A.S.P.C.A., Urban Resource Institute, and Volunteers of America. My family may be split up, the shelters don't take pets. I have been aggressively applying for jobs both down here and in NYC. With the stress, I have been having a hard time getting one. But I haven't given up on myself.

What could someone in a dire situation like mine do? I have properties I am interested in in New Jersey. I just need capital, a local gap funder. My exit would be to fix and sell or refinance property with another hard money lender, if gap funding were in place. I was seeking to do a 50/50 split, but now will do a 60/40 split in their favor.

How does someone like me go about this? I am seeking any helpful information. I don't want my family to be homeless.

I am trying to get these cats adopted or put into foster, they are going through hell; And was going to beg my sister to let us stay at old apartment while I worked. My mother doesn't know I will ask my sister. She had her take my children and my name off of rent-controlled lease and my mother destroyed my documents and some of my works, I wrote short stories, and threw out my clothes and shoes. She had my sister add her name to lease. My mother is not a resident of NYC, how could courts allow this?

My mother follows where I go, she has stalked me in the past. This is causing damage to my mental and physical health.  I am mentally exhausted and confused. Resources here in Calvert County are extremely limited, but I am still trying. I want to fix and flip properties at first, them buy and hold townhouses in Manhattan and Brooklyn for vacation rentals, and eventually invest in bigger projects from there.

Any suggestions on how to get moving quickly from this extremely stressful situation and get started? I'm trying to network now with Northern and Central New Jersey and New York City groups.

Thank you.
