Does location matter in wholesale deal?

Hello,

I was told that in wholesale transaction, location doesn't matter. Just find a deal. Is this true? It doesn't make sense to me. Location probably not matter to a wholesaler but to the end buyer, it is and who would want to buy a property from me if the property is hard to sell to an end buyer due to bad location.

Should location be considered?

Bill makes an excellent point on financing. Some areas are terribly difficult to find comps for in which case an appraiser is more than likely going to think differently than you or your investors are.

A 8,000 square foot home with granite floors and a breathtaking view may in fact be a cave dug into the side of a mountain, which way do you think an appraiser will look at it?

To re-phrase my conjecture based upon Bill's chemical dump statement: sometimes that "right price" will be negative in value.
