Partnerships and townhome investment properties

Guys, I am a new investor and was approached by a friend and potential partner about an opportunity in the Charlotte market searching for potential townhouse properties. I know that these typically be more expensive and more constricting given HOA fees and management and potential increase in risk with market swings but can anyone with experience/knowledge etc provide some good resources/advice and anything else prevalent that would help me get informed more. I just finished Brandons "The Book on Rental Properties" which was fantastic but of course he doesn't harp a lot on townhomes. I also listen to tons of the BP podcasts but few have touched upon townhomes. Looking for more direction so that I can become informed before making any irrational decisions. Thanks!
