Real Simple: What's The Best Real Estate Advice You've Ever Got?

Hey everyone,

I'm a 19-year-old aspiring real estate investor; I'll hopefully start my first project mid-2018. 

I'm just curious, what's the best advice, general or specific, you've ever gotten. Preferably the advice should be pertaining to real estate, but if you want to get real metaphysical and talk about life, go for it. I'm all ears!
