Location Preferences For Out Of State Investor

Hi All,

Just wanted to hear your thoughts and ideas on my situation. I'm an out of state investor and currently trying to choose areas to focus on in the Jacksonville FL Metro. Since I will be investing from afar and using a property management company I decided to go for small MFR (increase cashflow per single deal) and to avoid flood zones as much as I can (avoid major rehab in all stages of the ownership).

Per these 2 terms (I know that there are a lot of other things to think about but let’s start from somewhere 😊 ), can you recommend on specific areas to focus on when looking for deals in the $100K range?
