U.S. Citizen overseas looking to get started

BP friends,

I own a single property i have been renting out for years, but living overseas has made it difficult to expand my RE portfolio. Looking broadly and thinking of ways to leverage about $30k. I am somewhat conservative in my investing style but willing to go low LTV if the deal is right.

Any thoughts for a relative newbie needing to do something site unseen?

I focus mainly on military towns. Been looking at norfolk VA and Virginia Beach, as well as northern Las Vegas, and Jacksonville FL.
