Wholesaling with a FHA Loan?

Hey everyone!

My name is Steven and my wife, Lauren, and I are looking to purchase our first home. Ideally, we would love to turn this property into our first Rental within a couple of years and start our investing journey! We would love to buy a foreclosure or short sale, but just don't know where to start to find the best deals. I've always heard of wholesaling and was looking for any advice you may have. It seems like the best way to complete a wholesale deal is with cash. Unfortunately, we don't have the cash on hand to do that. We are approved for an FHA loan and I was curious, can we still entice investors to wholesale to us?

We've also noticed that through foreclosure.com, it lists a homes of bankruptcies. What's the best way to go about contacting those homeowners? Just a written letter asking to purchase their home?

Sorry I'm so all over the place. I'm just super excited, anxious and nervous all at the same time to finally start investing.
