Direct mail to find house hack

Hi everyone. I'm ready to house hack! I've built up enough for down payment on a multi family and want to house hack. Issues are my local market is red hot like the rest of the country. I was wondering if anyone has done a direct mail campaign to find their first house hack? If so any tips would be appreciated. Thanks in advance!

@Heath Bressette Because you know exactly what you're looking for, I definitely agree with @Ray Lai. Buy a list where you can shave down the details to exactly what you're looking to buy. You can go to Staples, but envelopes, copy paper and start writing letters. 

Stamps will cost you .49 per piece. Your message is going to be key. Explain who you are and what your plan is with the property. Maybe you'll come across a nice couple who is tired of using the property and would want to turn it over to that "nice young man" who wants to live in it and make it his home. 

Leverage who you are. You're not some giant corporation, but be honest, you are looking to make income from this property, but it WILL be where you live. People respond to honesty and integrity.
