What documents are needed (in TX) for legal assignment as of 2017

*** H E L P M E *** MY FIRST ASSIGNMENT DEAL *** H E L P  M E ***

I plan on assigning an owner financing terms deal/contract to a buyer in Texas. I want to know what docs I will need to carry out deal. Let me know if I am missing something.

  *CORRECT ME IF IM WRONG*

-Purchase & sale agreement w/ owner finance terms

-Letter of intent to assign

-Applications for potential buyers

-purchase & sale agreement w/ same terms ^ (higher price) for new buyer

- assignment contract signed by both seller and new buyer (including assignment fee)

-general release signed by seller to release me (of all/any obligations)

-receipts of deposits

-CLOSE?

Do I need more or less?
