Just starting my real estate investing

Hello Bigger Pockets community.   I'm interested in buying rental properties and have been looking at homes locally to me.  I figured I would look into single families or duplexes and start off small and hopefully acquire more in the next year or so after I get an understanding of what it is to be a landlord.  

I've been working with a local realtor and searching online for homes but I'm not having much luck. I take it that the MLS isn't the best way to find an investment property and quite frankly am a little disappointed in my realtors service as I have to constantly call about properties i find online and by the time he responds its under contract. I'm sure there is a delay between the MLS and what's seen online so maybe it's a timing issue. Can anybody tell me what is the best way to find wholes sellers in my area? I think that would be my best bet.
