Newbie to real estate investing in Omaha
Hi There- I am have been listing to a few of the podcast here lately while I have been working and I am really happy. That being said, I have always wanted to start investing in real estate preferable tri-plex and quadplexes. I am not quite sure where I should start but here are the parts I have.
I am a designer of both residential and commercial properties- I am not licensed architect but have over 20 years experience working with both architectural firms and design-build firms. I have a great command of the process involved with construction and project management of a successful project.
I was told by some I admire that I constantly meet with about doing investing that I reminded him of someone how is sitting on the sitting line in the stands and dreaming of getting into the game( real estate investing) but never do it. It has driven me crazy and I want in the game. I feel I have a good "why" I want to but just an having a hard time taking the next step. I don't have a ton of money but think I would be able to get loans from family or friends.
Please let em know if someone would be willing to speak with me.

Are you suggesting him to buy a 4-plex, live in 1 unit to qualify for FHA on an investment property? Probably need to clarify FHA is only going to work for owner-occupied properties of 1 - 4 units properties.
Owning 1 property isn't going to turn into a business however. What product are you recommending to clients beyond that first property?
I'd like to see what people are doing and whether the advice they are getting are any different to mine. I am holding 16 properties with a $3 million book at a 41% LTV. Never in my 7 years doing this could I qualify for FHA so that's an interesting take for a recommendation.
