Which Strategy Works Today
Ladies and Gents,
I think it's time to inject a little intellectual honesty into our discussions. I may not win any Mr. Popularity contests with this posts, but it's an honest attempt to help.
Note - real estate investing techniques are tools in a tool bag. Each set of circumstances demands a specific tool. One size does not fit all.
The Challenge:
The biggest issue folks are having is lack of realization the the single greatest circumstance impacting the necessity for this tool or that has nothing to do with a particular transaction. Indeed, it is market-driven. Your choice is vert simple - go with the market, or against...
I see a lot of discussion of how to syndicate this or that, or how to BRRR this or that. There is not enough CF, or there is not enough IRR, or etc.
Understand - it matters less what you want to do. The answer is in what the marketplace allows you to do. I get that you heard @Brandon Turner tell you about BRRR, and so you want to do it. But, while this was appropriate in Podunk in 2013, is it appropriate in 2017 where you live?
I promise you - Brandon is not playing the game the same way now as he did in 2013. Neither am I. Neither is anyone else who is succeeding at catering to the market. Which strategy you pursue is teed-up on the conditions in the marketplace! Listen to the marketplace.
