Trapped by fear - Utilizing leverage or not for first deal

Hey BP! My wife and I want to become real estate investors ( buy and hold ) I like the idea of low income and feel comfortable about what problems could potentially come from going that route .... My wife is on board but does not want to use any leverage for the first property, all cash ... I am finding myself struggling with the waiting... anyone been in this spot? Have any insight? Would appreciate any feedback thanks
