Multifamily buying strategic

I'm looking to invest in real estate with a multi family unit. I plan to have to property owner occupied. The kicker is in my current market multi family units aren't in the best area. My goal is buy a multifamily unit to create cash flow. If the location isn't the best but the deal is amazing, do I purchase the property? I know that its 3% - 5% down if its owner occupied, but if its an investment is 25% - 30%. Should I buy the multi family unit or wait until I leave another market. This is my first deal. Can you provide me with some insight on my current situation.
