Wholesaling: Marketing and Negotiating?

Ok, so I am new to real estate investing and want to start by wholesaling real estate. I first learned about it from a seminar in February and have since been on the constant search for answers. I have done more research than you would assume and know the pros of what I am trying to do and the cons as well. I know this is not a "get rich quick" sort of deal. I understand it is a business and it is a business I want to succeed in. I have started a legal LLC in my state and just recently started two marketing campaigns; both which I read about and are going to start doing tomorrow.

First strategy: I have picked out all the zip codes codes in my city and close neighboring cities and written them down. Starting this morning I plan to call the number listed on Zillow for all "for rent" properties in a zipcode ,two zip codes being called today, and ask if the owner might be willing to sell the listed property; and, if not ask if they have any other properties they might be interested in selling. (also call property management companies asking same thing) I am approaching the situation as selling an idea (the idea that selling their rental is a good idea). I have done research and created a script sort of dialogue to guide the way. 

Second Strategy: I am working to create a, " I Buy Houses, Home Solutions" flyer advertisment on, Microsoft Word, that I am going to print out on bright colored paper then deliver the papers to every house in the 2 hottest neighborhoods in my city and deliver more to 3 known neighborhoods close to home hoping to generate some leads and get some offers made and the ball rolling.

I was looking to get some insight on these tactics and whether or not they might have worked for anyone in the past. Feedback on the strategies and tips of other proven to work strategies are always appreciated. I am also hoping to find some success stories from investors who have wholesaled and how they started and some advise for someone who is just starting. Last thing I would like some advice on is: how do investors normally approach the negotiating portion of the job? Are there any tactics anybody uses that are useful? Thanks for reading!
