Brainstorming on the plane
Hey Bigger Pockets! I recently found about this awesome site and the podcast. It made me realize it is all possible. Thought I would put up my plan just to get advice and track my progress with community. Im 22 year old located in Atlanta, Georgia. Im trying to create a real estate investment business for myself and also help my father retire early. My father and I have combined 30k and we are going to borrow 100k from my grandparents. I would like to give them interest on the loan and a 20% stake the company. Not quite sure what kind of financing we should do? I plan to form a LLC with my father and grandparents. We are looking to buy single family homes in the Atlanta area at first. I found the homes in this area will provide good cash flow to get the business going. We later intend to invest in homes in California for long term appreciation. This is where I'm originally from so I plan to move back. We want homes that are in good rentable condition.
At the same time I'm looking to buy my first personal home. Not sure if we should buy this under the LLC or if I should use a personal loan. I was thinking about doing a fha loan to live in it for a year and then rent it out. My grandparents will co sign on my loan so I have help from let's say "big capital and credit". I also have additional capital for my personal home.
Im working on the best way to go about all this. I was thinking to split the 130k company money + 15k personal money into three homes. Two rentals and one personal that will turn into a rental. We will pay back the loan to my grandparents with some of the monthly profits and out of our own pockets. I believe we could get good loans and creative financing. My father and I make a comfortable living in the film industry and my grandparents have seven figures liquid. I feel having them in the company other big money will have confidence with us. Im not ready to ask my grandparents for anymore than 100k at this point but they have pointed to 250k. My father and I can payoff the 100k comfortably within a couple years. 250k would put more pressure on us if one of our properties or the markets didn't cooperate.
