Applying for a loan.

Greetings all,

I am very new to the financial journey and I personally have never applied for a loan. My questions are:

1.) What should I expect from the bank or how do I convince them of how I want to buy and hold strictly for rental purposes? 

2.) I know I need a financial statement but, is there anything else I may need to bring to the bank?

3.) Besides banks and hard money lenders... are there other ways of obtaining loans?
