I am coming to Jacksonville!
My brother and I are flying to Jacksonville next weekend to do some field research.
We are looking to purchase our first income generating rental property!
We are always looking to learn more and would love to connect with any and all real estate investors in the area.

Hello Samuel, I don't live in Jax but I've been eyeing and researching this market for a few months now. There is definitely good energy and deals to found in pockets. I have a property currently under contract in one of the historic districts. They aren't too hard to find but will need a good amount of work. The city is also investing quite a bit and revitalizing certain areas. If you want to chat more let me know. Good luck on your visit!!!

@Samuel Rothmann, Jax is definitely a City that you would need to research and do your homework. I am also from the microcosm of the San Francisco Bay. With the housing and property market being among the highest if the highest in the country, I have noticed that most of us investors from this area operating in other areas of the U.S have been enticed by the lower markets in other states. I really enjoy going to Jax every time I am there but there are some markets in the area that has been stagnant or have slow appreciable growth. @James H. is correct, you find the deals but be prepared to do a lot of rehab. You must find a R.E agent that is fluent in your market bracket. If I buy in a A-B class market , then my agent should be relevant to that particular market. If I am buying in a C-D market especially the D neighborhoods then your agent shall know that market and area's history. I may get some responses from agents stating that a agent should be able to represent in all markets, which most can. But not as confidently as a R.E that has personal knowledge of certain ares. @Samuel Rothmann, Did you make it JAX ? If so, what did you think about the city ?
I had a great time in Jacksonville. I still need to do more research and learn more about the city and the opportunities there, but from a first glance it seems very promising.
I also met up with @Sterling Cox a couple times while I was there and he was nice enough to show me around the city while we discussed our investing plans.
