Pay off credit card debt before investing in real estate?

Before I start my journey in real estate investing should I pay off all of my credit card debts and student loans? 

Will having a high debt ratio make it hard for me to receive financing?

Defiantly clear all bad debt first. It not only will make investing easier but it will also train you for the future. Investing requires a dedicated life style change from what our society presently accepts as normal. Living pay check to pay check is unacceptable and step one is doing away with non investment related debt.
