What's the best way to start the process of wholesaling and what steps should I take? I'm in the Nashville, TN area and looking to start out soon. Also looking to network with local investors and Real Estate Agents.

Hi @Sean Bell

Have you read  The Ultimate Beginner's Guide to Wholesaling on here? In some ways, wholesaling is a simple strategy, but to make it effective takes work and time. If you're willing to tackle those two things you'll be fine.

After reading the guide, you can start looking for deals (craigslist, driving for dollars, direct mail) and learn how to run comps, how to properly assess the arv, bring a property under contract, etc. You can look on meetup.com for where the REIAs are in your area and join to meet with investors in your area. Once you do the homework and work to land a deal you can even use it to acquire some mentoring. Just take the deal to one of the investors in your REIA to see if they're willing to split it with you in exchange for walking you through some of the stuff you're unclear on. It's hard to give time to someone when you're already busy, but it's harder to turn down a deal for not a lot of work on their end. All the best!
