Waiting game for TK properties...

I've decided to go the Turnkey route and found an operator that in Indianapolis to work with...Met them, seen their properties in all stages of renovation and the different types of neighborhoods.  I'm sold, but they don't seem to have anything to sell!

My goal was to have something closed by the end of Summer, but that's over.  Now I'm hoping by the end of the year...

The plan was to start in Indy, put everything towards a 2nd property in Indy, the move to Dallas with Memphisinvest.

I've got enough saved to pull the trigger today. With monthly savings and inherited IRA withdraw, I'll be ready for #2 in January. So I'm toying with the idea of starting in Dallas since inventory is slim with the operator in Indy.

Can anyone comment on the time it took to acquire property from their TK operator? Or at least get something under contract?
