Tips for after I close on my first house as an investor

I'm new to the site. I was told by a coworker to check this site out. I'm just looking for some good tips from anyone/everyone out there. I'm closing on my first house this week coming up. It's a 3 unit. 2 units are already rented out by long term tenants. (One 5 years. She has her private therapist office there and only works there m-F when she had appointments with clients. The other unit is a local barbershop owner who has just renewed his lease for a 3rd year). I will be living in the 3rd vacant apartment. Can anyone give me tips or good pointers on what I should do starting off. For example, introducing myself to the tenants when I take ownership of the house. Certain precautions to take. Anything that people have run into or can share to make things a smooth transition for me. Thank you, Andrew
