California cities for beginner investors?

Hello BP community, New to BP and am looking for advice on any beginner investor friendly cities in California. I currently live in Santa Clara, Ca (Borders San Jose) and investing in my backyard seems out of reach. I dont mind looking into cities 2-3hrs away. Does anyone have any recommendations on nearby markets? I would love to start small under $200k price range with a duplex/tri if at all possible and start producing some cashflow to invest in other properties and grow my portfolio Also does anyone know of any REI meetups coming up in my area? I would love to attend as many as I can to learn from successful investors. Thanks a bunch!

I don't recommend getting a license. I am investor in Auburn, CA in which I buy homes for cash for flipping.  The people I buy from want fast money and don't want to work with realtors.
