How to Market to first time home buyers

I would like to sell more properties to first time homebuyers using FHA loans. I used yard signs and classified ads to generate leads, with minimal success.

I'm seeking advice from the group:

What are some successful marketing techniques that you have used to generate first time homebuyer leads? Looking forward to the responses.
