LLC? Is this necessary?

I am looking to invest in a property with my father, but before we can do that, he believes we must start an LLC before we purchase the property to insulate ourselves from any possible lawsuit that may arise. I was under the impression that by screening tenants and writing a solid lease agreement, we would be safe from most problems. Is what my father is saying true?
