Scope of work to shoot for in first flip

Hi everyone

I've posted on here a few times and still trying to educate myself heading into my first flip.  I really appreciate the time that has been taken to reply to my first posts.

I'm wondering if I'm looking to generate 15-25k of profit on my first flip on the greater Nashville area, what type of fixes/upgrades am I looking for and what should I avoid?   I know we want to try and avoid foundation issues but are there other types of repairs and  upgrades that are possibly too advanced for a first time flipper?

I just found the"how to flip" guide and will be reviewing that today.
