Online Marketing Strategy

Hi, 

I was wondering what marketing strategies people use to find motivated buyers. I tried some free ads on a similar website to craigslist but got no response. 

I've designed a website, just need to write some content for it. 

Does anyone use facebook advertising or Google AdWords? if so what type of ads get the best response? 

(I was going to post a link to my website to see if anyone had some advice but I'm not sure if BP allows that??)

I'm unsure which marketing sites and approaches work best in your situation, but there are a handful of other BP members from Ireland who may be able to help.

Posting a link to your website in the forums would typically be considered promotion and/or advertising.  Perhaps it would be best to have folks interested in assisting send you a private message (PM) and you could then provide them a URL.

    Please contact me immediately upon discovering a system for consistently driving motivated buyers into your pipeline. We can JV and get obscenely rich selling this to new real estate agents in the US!

    The historically proven method for sourcing motivated buyers in the US is to have listed properties to market through channels which may include those you reference.  More listings equals more buyers. Perhaps you could try reaching out to some top producing agents and ask them about response rates.

    I´ve been in your position where I´ve spent a huge amount of time developing a snazzy website with blogs and free downloads to attract motivated buyers of investment properties. There was no silver bullet and it involved a lot of graft, hustling, networking, original content creation, online advertising, referral chasing, excellent customer service and much more besides. 

    However, I think you´ll find that most real estate investors do it the old fashioned way by focusing on finding motivated sellers rather than buyers. I´ve been spending a lot more time on this strategy in the past two years and our business has grown dramatically because of it. 

    In other words, the shortest way to get motivated buyers is to switch your focus to finding great deals where you can add a profit margin and still resell them at a great price. Any motivated buyer will quickly spot a competitively priced deal advertised on the MLS, Zillow, or Craigslist.

    To finish with an analogy, you can either spend your days walking through the forest with a big gun looking for elephants to shoot, or you can build a pond and just wait for them to come to you.
