New investor building a team in Bryan College Station, TX

Hello all! I'm new to BP and very excited to get started in buy & hold & rent out investing. I made my first offer on a SFH in Fort Worth yesterday. I lost it to a higher offer, but I'm still excited that I took my first big step! I'm a little relieved actually because I think I may be able to find better cashflow in other markets.

I work a full time job and live in California, so I'm mainly looking for places that are pretty much ready to be leased out.  I started poking around in Bryan College Station and I think I found some better deals.

I don't have any connections in BCS. My agent is based in Dallas, so I can't leverage her network to get going. I'm currently looking for a good property manager in the Bryan College Station area.  Would anyone have any recommendations?  I found these guys and I'm wondering if anyone has had any experience working with them:
