How do I make myself more valuable to a potential mentor...

Hello BP world, Im new to the real estate investor world in the Atlanta metro area and I recently found a potential real estate "mentor." We were introduced to one another through a mutual friend of ours and spoke on the phone briefly, he asked me about my experience, which niche was I interested in (buy and hold) and was told to call him back closer to the end of this month because he was about to go out of town in a few days and when he returned we could get together and grab lunch. I plan to call him this week and I want to actually present myself as valuable to him because if I do, then the longer I can stick around and not feel like dead weight.

My question to you all is how can I make myself more valuable to him?   I am a professional photographer and a videographer, are those skills needed very much in this field?

Is there an aspect of this business that most people tend to need help with? finding deals, paperwork, property management?

Im pretty handy as well.
