Finishing Basement

Good afternoon BP, I'm looking at buying a home here in Wichita soon and have looked long and hard for a home that meets my wife's and I criteria. Harder to find a home in a good neighborhood that actually has a finished basement (thought it would be a little easier than it has been.) Homes are nicer with nicer finishes in the homes without basements but the price points are around the high point in what I would like to pay. Is there a rule of thumb on how much ROI I can get on a home if I were to finish the basement later?

Hopefully it's not too obvious to point out for maximum return add bedrooms and bathrooms.  A finished basement with just a big family room isn't going to return what a finished basement adding bedrooms and bathrooms will to home appraisal.
