Tucson Bird Dog

I've watched from afar for a few months now and I've decided to jump out here.  I am interested in wholesaling but recently found out about bird dogs. I know real estate will eventually lead to my financial freedom and biggerpockets has been a godsend.  

If there are any investors in the Tucson, AZ area or knowledgable users abroad that know about bird dogging would you mind answering a few questions?  I'm interested and looking for a bit of guidance.

Do you use bird dogs for leads? Why or why not?

What do you require of them and what is an average rate of compensation after closing?

Do you know of any materials that helps in understanding the process?

Hello Karisha, I have looked into doing that as well as you see the ads for them all over craigslist.  The ones I typically saw looked like they would pay $500 if they buy the house, it doesn't seem like much to me for doing the leg work.  If you look on meetup.com there are a couple realestate investing clubs. The one run by Elliott Kelley called Tucson Investors has weekly meetings.  He gives some good information on the wholesaling and as you progress (if you choose to) there is additional training.  But if nothing else you would meet other people who you could work out a deal with I am sure.  Good luck.
