Questions regarding flipping houses

Hello all,

I'm starting my Wholesaling business relatively soon and I have a couple of questions I can't seem to not find good answers to:

1. In California, what does an LLC cost and what are the pros/cons of starting one BEFORE doing business?

2. My last name is Peeples and would like to use it as part of my company name and Website domain name cause it has a nice ring for my business. Now, my thinking is as long as people quickly know it's a real estate site/business, could I get away with it? (I've heard much negative talk about ones name being in a business name/LLC)

3. ...and for the love of God, can someone please post the contracts needed for a Wholesaler in California? It seems I can only find what I need from Guru's who want $100's for their lame program. ( no offense :-)
