I am looking to partner up on some deals to help get us started.  I live in Ohio about an hour north of Columbus.  We are looking to move to north Alabama soon.  I would like to partner up either on wholesale deals or buy and holds.  I have invested in education and now need help with money to put down.  

Please let me know your thoughts.

The best way to go about a JV is to either be the "money" or the "knowledge".

Passive money partner or active on ground project manager.

I have had quiet a few JV deals go sour in the past. Although I'm not a fan of contracts and to this day don't have any with my closest partners I suggest maybe drawing up something brief.

Trust and building a relationship is key before entering into any arrangements.
