Refinancing Loan to Lower Monthly Payment?

Hello Everyone,

I'm still pretty new to Investing and just trying to learn as much as I can and I was just wondering if it is a smart move to refinance a loan on a rental property to lower your monthly payment to bring in a little bit extra profit a month.
