newbie to wholesaling, help needed

Hi so i am In La county but m heading to my home state of NJ next week to check out a property and potentially wholesale. When making an offer to get property under contract to then transfer to a rehabber, can i make an all cash offer which is the method the investor would end up paying? Also do i need proof of funds for the offer to be accepted or is my EMD sufficient? With the EMD is that just what gives me a period of time to flip the contract before an expiration date, in which case if Im unsuccessful, i then lose the contract and the EMD? Am i correct in my understanding? much thanks. hoping to only wholseale 1-2 properties before getting involved with rehabbing and flipping.
