New investor looking for help, advice, etc

Hello all, my name is Tommy. I am a carpenter/remodeler looking to transition into real estate investing starting with wholesaling. I have done quite a bit of research and have begun taking the steps to build a buyers list. If anyone could give me any advice I would greatly appreciate it, also if their are any investors in the Baltimore area who would be willing to help out a newbie or "take me under their wing" that would be great. I plan on finding and attending the Baltimore area real estate investing club if their is one. Thanks for all the info you guys have already given me!

Grrr. This subject has been beat to death. I'm a firm believer that you don't need to build a buyers list first. Find a great deal and market it and the buyer will find you. 

It must be all the books and courses say build a buyer list first. I don't understand it. 

sorry if i'm rambling on. 

Nothing makes me madder than calling a "we buy houses" or a "wholesale deal" sign an they say that there just building their list. And that they don't have any money to buy or any property to sell. This happened today twice.
