Purchase and sale agreement form

Hello,
I am new, well I have bought several properties over the years but am about to launch into pre foreclosures with the hope of eventually being a full time investor o single family houses, to wholesale at first and then to hold for rental. I am in the process of doing the following:

-Reading all the forums on this site - very helpful!
-Read several books already that were recommended. Taking copious notes!
-Getting business cards. Chose name for LLC, and can apply for that asap.
-Will find out the cheapest and best way to have a message phone line so that I can place ads and signs for both buyers and sellers that say to call a recorded message. Maybe an 800 number?
-Am obtaining all the forms I would be using. Still would like to have a purchase and sale agreement that is slanted for the pre-foreclosure "subject to" deals. I have formulated one, but would like to get one that is tried and true by an experienced investor, not a Realtor form.
- Am going to a REI club meeting on Friday - will probably meet people who can advise me.
-Plan to assemble a group of helpful contacts like a RE attorney and title company who understand these kind of deals - maybe a referral from the REI club?
Anyone suggest a P&S agreement form? Any other suggestions? I have very little money but lots of drive and ambition, and a full time job so I have to enter the field part time. Thanks for any advice.
