Actor James Garner has passed away at age 86. 

Garner played some great roles in some exceptional films and TV series, however none stood out more for me than his Jim Rockford, Private Investigator character.

A guy with a troubled past, often broke and living in a cheesy trailer (but in Malibu) Rockford seemed to attract problems and people with problems. The character was defiant, resourceful and resilient. 

Being a successful real estate investor involves problems. It's just a part of the business (and life). As an investor, the really big money is made solving other people's problems. 

As a businessman, Jim Rockford was terrible. His profit model consisted of charging people a fee per day plus expenses. His clients didn't pay well and his creditors hounded him. His car was frequently damaged by bad-guy chases. And, he never got ahead. 

The irony is that Garner, owner of the TV production company, Cherokee Productions, never saw much of any profits from the series due to a deal based on the net. 

There are lessons everywhere. Garner's self-deprecating Rockford taught me how to talk to  just knock on a strangers door and make conversation. It reminded me to get back up if I fall down (or am slugged).

Well, I've gotta go a print some fresh business cards. What'll I call myself today?
