How to find commercial properties in FL

I am being looking around in Loopnet and Crexi for commercial properties that they still cashflow, I don't if it's the market in fl or what but most of these properties they just look like most of them they are not worth it, any advice? Maybe real state agents or wholesalers? More cold calling? Thanks.
