What would you do with 20k?

Hi there! I’m brand new to investing, but have spent years wanting to do it. Just need to take action. The problem I face is figuring out where to spend the money I have. I have $20,000 I’d like to invest. If you were me and just needed to get started and get my feet wet, what would you do? I feel like I just analyze every option and then never have confidence to do anything. Thank you!

Buy a duplex, triplex, or quadplex with an FHA loan and live in one unit. Rent out the rest. It's a great way to get started.
