Keeping momentum and a positive attitude.

I've had so many deals fall through this year and am feeling exhausted from putting in a lot of time and energy to deal I thought were going to be solid an they ended up falling through.  How do you find motivation to keep momentum going when it seems like nothing in working out?? Do I need to adjust my expectations on how many deals I can do in a year?? It seems like the numbers just rarely net any kind of positive cash flow.

    i am in a similar position, i am making an offer every couple of months or so, and either getting outbid or the seller doesn't want to sell.  and yes, almost nothing cash flows right now unless it's some kind of creative or risky or non-traditional strategy.  

    if my terms don't work, I am happy to take the no and move on.  last year I had a seller call me 6 months after turning me down because they had gone under contract with someone else who didn't close.  i wasn't in a position to buy it by then so i referred them to a friend of mine and he bought it.  win win win.
