As a realtor , how do I locate good investors ? What shows as value to investors when it comes to teaming with realtors , how investors like to be approached, where do you find them at ?

Well, you should be an investor yourself. I'm not going to buy a car from someone without a driver's license, and I won't buy an investment property from someone that has never owned one.

Whether you are an investor or not, you need to really understand investments. How to calculate return on investment, cash-on-cash, cash-on-equity, capex, and more. If you can't talk the talk, savvy investors won't bother.
